Overview: This is a hiybris role based in Malvern, PA CubeSmart is seeking a Commercial Leasing Manager.
In this role, you will be involved in all aspects of the day-to-day operations of a nationwide portfolio of commercial assets.
Key responsibilities include leasing, accounting, tenant relations, and revenue maximization.
The Commercial Leasing Manager must be familiar with the terms of retail, office, warehouse, billboard, and cell tower tenant leases.
In this role you will assist in the preparation of annual budgets and be responsible for ongoing reporting and regular performance reviews.

Responsibilities: Responsible for the day-to-day administration and management of a national portfolio of largely retail, office, billboard, and cell tower commercial assets.
Manage all commercial lease details on behalf of CubeSmart from intake to expiration Update internal database platform with accurate data on important lease information, including: Key dates for lease terminations, options, rent steps, expense steps, etc.
Legal documents including leases, addendums, binding correspondence (i.
e.
, notice of lease renewals) Key contact information: Landlords, property managers Lease summaries/abstracts for easy review by others Accurate rent and additional rent expense information for accounting Review and approve annual Common Area Maintenance (CAM) reconciliations Ensure all security deposits are returned on a timely manner for all expired leases Work with Risk Management team to maintain property details with CubeSmart’s insurance company Prepare invoices for additional rent expenses (i.
e.
, utilities, CAM charges, taxes, etc.
) Communicate key upcoming decisions with internal stakeholders regarding lease expirations, renewals, options or rights of first refusal, expansion, relocation needs, etc.
Act as the primary point of contact for landlords and tenants regarding lease issues, including rent and additional rent issues; real estate issues; renewals and terminations and ensure that all required documents are obtained from landlords and tenants Research document and lease questions Monitor account payments on a monthly basis and prepare any and all communications necessary to timely collect past due rental payments or other amounts owed Prepare reports for internal stakeholders regarding important lease information and dates Strict adherence to company policies and guidelines, compliance laws, and legal requirements Development of renewed commercial leasing strategy with focus on tracking, administering, awareness, and maximizing revenue potential Source new tenants, negotiate lease parameters, analyze leases, and close lease transactions in collaboration with Legal and Operations teams Handle tenant concerns and service requests in a timely manner and must be familiar with the terms of tenant leases Serve as liaison between commercial tenants and local operations teams.
Establish tenant and industry relationships P&L responsibility for commercial property performance.
Maximize occupancy, rates, expenses, and ROI performance Effectively manage and lead professional services partners (i.
e.
, brokers, engineers, and external consultants).
Perform other related duties as assigned Qualifications: 5+ years of related commercial leasing experience Knowledge of principles, policies, verbiage, and practices relating to real estate transactions Excellent communication (verbal and written) skills Experience with accounting and lease administration software preferred Strong ability to muti-task Able to work with a sense ownership, urgency, and responsiveness Strong organizational skills, strong attention to detail, and good time management skills are all required competencies Solid mathematical and accounting skills required to perform financial calculations such as return on investment, net present value, and other financial ratios, percentages, and measurements Thoroughly understand demographics, traffic patterns, and market trends An undergraduate degree preferred #LI-MT1
