Once they get their stuff out, the floors will look terrible, hardwood isn't in every room and you have to smell, I mean replace their dirty rugs before you move in.
Once you move in, you will have to 'move out' to redo the floors.
So, negotiate having the floors done as part of the sale, or let me in first.
I will transform the house into your home.
I specialize in hardwood extensions.
TEXTING is best: TOM (or call but please leave a message if i do not answer) My price is low, my quality is the best you can get at any price.
Many homeowners and investors get burnt.
The floors barely get sanded or sealed with a 'standard job.
' Minimal latex poly was used not oil based and the cheap abrasives were not capable of digging into the wood, only heating up and burning it.
The burnt surface from heat producing silica sand paper, at half the price! Cheap abrasives not only create heat but also are uneven so they dig grooves into the wood as well as burn it.
Saves them the cost of doing the job right! Sometimes the work is so bad the floors need to be done over immediately.
That is the ultimate burn, paying for something that was not done properly.
You will not save any money or time by hiring the wrong person for any skilled work.
I will not skimp on supplies to beat any prices.
Compare procedures and products, not numbers, or that is another way to get burned with a substandard job and a finish that does not last.
Listen for them to switch quickly from what they are going to do to how little they will charge you for half as much as the honest rest of us were going to give you at any price.
If I am offering you a 'toyota' and you end up with a 2003 'kia' that needs replacing from the guy who lowered his price to beat mine, he was really going to take you on a ride at the higher price wasn't he.
Yet another way to get burned.
They shortchange you to cut their costs and skip sanding steps figuring no one will notice, so they put in less hours too by skipping steps and saving on supplies.
People willing to beat any price are ready to cut every corner to do it and the result is not same.
______________________________________________________________________________________________ You think you are hunting for a flooring contractor.
But, contractors lie in wait to surround you for the 'kill' that is to make a killing off of you by 'under jobbing' you NOT underbidding us with ever deflating prices.
Do not be an easy mark.
Some don't know what they are doing.
Some know exactly what they are doing.
Do not let anyone distract you from finding the best JOB.
Some of our competition routinely does not finish at all or is ordered to stop.
_______________________________________________________________________________________ They will swear it is the same, but it is not.
The last image is what your floor will look like in a few years with the 'standard' job if you can live with the results that long.
When a floor is not smoothed out (buffed/screened) before the last coat, it starts collecting dirt immediately.
The finish was so thin it wore through quickly and it needed to be sanded down to the wood.
I will do for you what I have done for myself in my own house and it will last and will be able to refresh the surface for years.
Can anyone else honestly say that? PA 170903 Immediate no contact estimates by text or email, also quick in person estimates are 5X vax plus the monkey NO other employees: No bait and switch crews, no salesman selling someone else's hired barely qualified help! * I am in it for the long haul with 20 years experience *Free and clear property gets the lowest price from anyone *NO 220 line *NO removal of molding means your paint is not chipped and original molding stays in tact *Thick durable finish stands up over time and can be maintained easily for years.
Never sand to wood again! Call me first and get it done right with confidence at the best price for the quality of work done.
If you want to talk to me about their numbers, get it in writing from them and show it to me.
While you are looking for a flooring contractor: 1) Do not be afraid to ask me what my numbers are just because my ad is a little mean, I have seen horrible things.
2) ask, "What brand and grade abrasives you use? Ceramic or silica? Screens are they Carbide or ceramic?" 3) ask, "How many sanding passes will you make? When will you switch from drum to rotary?" 4) ask, "What Brand of polyurethane do you use?" 4) ask, "Is it oil or latex?" 5) ask, "What is the recommended coverage, will you apply more or less? Please verify at the end the quantity used.
6) ask, "Do you abrade between coats?
