*Description* JBMP Group is looking to expand our leasing team by hiring an hourly leasing specialist initially based in the East Falls neighborhood.
You will directly work alongside our help desk and sales teams to convert leads into tenants.
You will be assisted by our back office in this role, and will work in tandem on closing/ next steps with all leads.
Your first project is a 160+ unit lease up.
You will be paid hourly, with a monthly incentive-based bonus and % commission per unit leased.
We are looking for someone with strong interpersonal and organizational skills.
You are expected to manage your own lead/inquiry list, helping to highlight the property to prospective tenants, along with assisting them in the initial booking process.
Additionally, there is room for growth in this position.
Although your first project is in the East Falls neighborhood, we need flexibility in location as future projects will be in different parts of the Greater Philadelphia Area.
*Recommended Attributes* * Attention to detail * Strong organizational skills * Strong interpersonal skills * Self-starter with a proactive approach * Ability to effectively solve problems and communicate information clearly and accurately * Ability to read and write English fluently * Ability to perform basic to intermediate math *Responsibilities* * Serve as an ambassador of hospitality and professionalism to all residents and prospective residents * Conduct property tours and showcasing available units to prospective tenants, "prospects" * Form relationships with leads, understanding their preferencing and pivoting them to alternative options accordingly.
* Track communications with prospects and respond promptly to them using a dedicated work phone line * Manage inquiry list, proactively and promptly reaching out to leads and supporting the showing booking process.
* Navigate the leasing process from initial inquiry to post-tour follow up, with the goal of converting every lead to a long-term resident * Plan and host open houses, broker's opens, and other sales events for the property * Follow lead note and showing feedback procedures so corporate team has full insight into lead status at each phase of the leasing process * Communicate prospect offers to corporate team to be relayed to ownership team * Establish and maintain contact with apartment locator services and local businesses to distribute informational materials * Collaborated with corporate to ensure compliance with leasing policies and procedures * Apply effective telephone and sales techniques * Ensure marketing path, amenities and apartment homes are immaculate by physically inspecting the areas daily * Stay well-informed about current market conditions and trends * Maintain up-to-date knowledge of rental rates, unit sizes, locations, and property amenities * Other duties as assigned *Qualifications (Required)* * Active real estate license in PA * 1 year of leasing experience * 5 years of experience leasing preferred.
* Philadelphia, PA 19129: Relocate before starting work * Computer literacy * High school diploma or general education degree (GED).
*Hours* * 34-40 Hours Per Week * Tuesday-Saturday ~12:00 PM to 7:00 PM * Saturday's from ~11:00 AM to 5PM *Compensation* * Pay: $18.
00 - $20.
00 per hour based on experience * Commissions without cap * 401(k) matching * Estimated total compensation: $65,000-$70,000 *Physical Demands* * Regularly using hands to finger, handle, or feel, and communicating verbally.
* Frequently standing, walking, sitting, and reaching with hands and arms.
* Occasionally climbing or balancing, stooping, kneeling, crouching, or crawling, and using senses of taste or smell.
* Occasional lifting and/or moving up to 10 pounds.
* Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
* Frequent exposure to outside weather conditions.
* A moderate noise level in the work environment.
