Manage all personnel and resources to ensure that the property is maintained in the best possible physical condition within the limits of the established budget.
Responsibilities · Supervision of day to day operations and employees · Provide excellent customer service including managing resident retention, monitoring timeliness and quality of service requests and ensuring aesthetic standards are maintained to the highest level for all aspects of your community.
· Ensuring all services meet quality standards and federal and state regulations · Management of the annual operating budget · Identify and communicate both operational and financial risks to corporate management and establish corrective action plans.
· Administration of occupancy functions including income certification, rent calculation, rent and deposit collection, delinquency reports, waiting lists and other related functions in accordance with HUD and Fair Housing requirements · Management and Occupancy Reviews (MORs) · Employee hiring, on boarding, training, evaluation and counseling · Development of positive working relationships with employees, resident’s, resident relatives, community service organizations, volunteers and support services staff · Development of all maintenance work schedules, coordination of service work, and oversight of all preventative maintenance work.
· Conduct home inspections to establish and maintain a positive collaborative relationship with residents, while inspecting the unit for housekeeping issues or health and safety risks · Conduct regular exterior property inspections and oversee maintenance of properties · Vacancy management including marketing all available apartments in accordance with HUD Occupancy and Fair Housing guidelines and working directly with maintenance to prepare units for occupancy · Professional working relationship with local HUD offices · Oversee and participate in all aspects of leasing production, including leasing administration, marketing activities and maintaining product knowledge of community and competitors to maximize rental income and budgeted occupancy.
· Oversee rent collections, file necessary evictions and ensure landlord/resident laws are followed.
· Ensure completion, accuracy, and timelines of all regular and reporting requirements.
· Manage the leasing process with new and current tenants.
This includes but not limited to renewals, move outs, prospecting, new leases · Act as the primary point of contact between the Regional Manager and property.
· Coordinate with all vendor related issued · Other tasks as directed and assigned.

Knowledge, Skills and Abilities * Bachelor’s degree or equivalent experience * 5 plus years experience * Knowledge of all HUD operating and occupancy regulations * Experience with occupancy, financial and maintenance software programs such as RealPage Preferred Requirements * Bachelor’s degree or equivalent experience * Section 8 property management and HUD re-certification experience * RealPage or equivalent software experience Job Type: Full-time Pay: From $21.
